Rental Policies and Procedures

Rental Applications may be downloaded here or you can complete the online
application

Before processing a rental application we require the following:
• A completed application
• Two forms of ID (one must be a photo ID)
• Social Security Card(s) or T.I.N
• Current proof of income (or offer letter)
• Applications fee(s) and holding deposit have been paid.
We only accept electronic payments thru either the Intuit Payment Network or PayPal.
There are NO processing fees for electronic payments.

Application Fees ($35/applicant) are Non-Refundable. The holding deposit of $200 will
be applied to your first month’s rent. If your application is not accepted then the holding
deposit will be refunded in full.

Pets:
All of our properties are pet friendly. If you have pets you must submit the Pet
Addendum along with your completed Rental Application. There is a Non-Refundable fee
of $250 for the first pet and $100 for the second.
While we do not have any breed specific restrictions some of the Home Owners
Associations do. Breed restrictions are listed in the features section on the individual
property page.

Insurance:
We provide a Renter’s Insurance Policy for every tenant. If, for any reason, State Farm is
unable to write a policy for you then it is your responsibility to obtain insurance
coverage. You must provide proof of coverage before you take possession of the
property.
